When the Market Changed, So Did the Strategy

Selling a home in a slower market is rarely a straight line.

Bradley came to market at $1,799,991 at a time when buyers in this segment of Fremont had become increasingly selective. For these sellers, the transaction was also part of a larger move. I had recently helped them purchase their next home in Cupertino, so the objective was not simply to sell Bradley. It was to help them complete that transition thoughtfully while preserving their financial flexibility.

Reading the Market

The property generated serious interest early, but the sellers initially chose to continue testing the market.

The following week was considerably quieter.

Rather than treating that as a setback, we treated it as new information and reassessed the available options.

Creating an Alternative

The sellers were comfortable retaining the property if it could generate appropriate rental income, so we prepared Bradley for the rental market.

The response was immediate. A tenant was secured at $4,800 per month within one day.

This gave the sellers a viable alternative and the flexibility to make their next decision based on what made sense for them rather than simply because the property was vacant.

An Opportunity Returns

Around the same time, a buyer with whom I had previously been in conversation renewed his interest in the property.

The timing created an unusual situation because a lease had already been signed.

After the circumstances were discussed and the necessary pieces came together, the tenant agreed to cancel the lease and the owners and buyer were able to proceed with a sale.

I ultimately represented both parties in the transaction, with the appropriate disclosures and consent.

In a dual representation, my role was not to advocate one side over the other. It was to facilitate communication, navigate the unusual timing and circumstances, and help both parties work toward a transaction they each independently considered appropriate.

Listed at $1,799,991.

Sold at $1,850,121.

$50,130 above asking.

Those are the transaction statistics. They are not, on their own, the story.

The larger success was completing a transaction that worked for both sides while allowing the sellers to complete the next stage of their move.

The Bigger Client Story

One move. Two very different strategies.

Shortly before the Bradley sale, I helped the same clients purchase their next home at 10525 Barnhart Ct in Cupertino for $2,412,000.

Barnhart required recognizing an attractive opportunity in an expensive Cupertino market. Bradley required adapting to a slower Fremont market and changing circumstances.

Together, the two transactions helped my clients complete the move they wanted to make.
